Sample room plan

It didn’t need much. Just a fresh eye.

This is what a Magazine Worthy room plan looks like. Every large piece of furniture stayed. The whole room came in under $700.

Living room before: busy red and gold rug, patterned curtains, mismatched pillows The same living room after, with the same sofas, a soft rug, cream curtains and framed watercolors BeforeAfter Magazine Worthy

Same sofas. Warmer light shows their true color.

The big picture

Good bones, good furniture, too many voices.

This room already had what most rooms are missing: matching seating, a good window and warm wood floors. What it didn’t have was a single point of view. The rug, the curtains, the pillows and the art each pulled in a different direction, so the camera didn’t know where to look.

1

Calm the floor

Replace the busy rug. It is the first thing a buyer sees and the loudest thing in the room.

2

Frame the window

Plain cream panels instead of a bold print, so the light and the view do the work.

3

Warm the light

2700K bulbs in both lamps. Cool light was making these brown sofas photograph gray.

What we didn’t touch

The sofa, loveseat, coffee table, side tables, both lamps, the blinds, the curtain rod, the floors and the wall color. That is where the money is saved.

Room by room

What stays, what changes, what to leave alone

Keep
  • Sofa and loveseat
  • Glass coffee table
  • Glass side tables
  • Both table lamps
  • Curtain rod
Change
  • Rug
  • Curtain panels
  • Pillow covers
  • Art above the sofa
  • Coffee table accessory
  • Plant and pot
  • Light bulbs
Leave alone
  • Wall color. It reads clean once the patterns are gone.
  • Floors
  • Blinds
  • Furniture layout. It already faces the room correctly.
In priority order

Start at the top. If time or budget runs out, stop. The first three do most of the work.

Replace the rug. A soft, low-contrast 8′ x 10′ rug, large enough to sit under the front legs of both sofas.
$299
Swap the curtains. Cream panels, full length, hung so they frame the window instead of covering it.
$57
Change the bulbs. Warm white, 2700K, in both lamps. Turn the lamps on for photos.
About $15
Re-cover the pillows. Eight covers in three textures, all cream and green, over the existing inserts.
$151.92
Change the art. Four framed watercolors hung as a tight grid, centered over the sofa.
$59.96
Edit the surfaces. One large bowl on the coffee table. A trailing plant on the side table shelf. Hide the lamp cord.
